It's not just the con artists who scam the principals. It can be the principals who scam the professionals. To protect the transaction against intentional or unintentional felonies requires vigilance and follow-up with all the participants involved, and back-checking to verify statements made by people you do not know. People acting as attorney's working with buyers' who have obtained a non-working social security card come to mind. If need be have the Immigration services check the identity of foreign investors for example. You do not want to be scammed by someone who doesn't speak your language, and have that natural barrier to communication seem genuine, but it's not.
